Please include the property address, APN, owner's name, and last recorded deed if you have it. Note, deeds cannot be prepared from tax statements or financial documents like Deeds of Trust, Mortgage deeds or Reconveyance deeds, only from a previously recorded transfer of ownership deed like a Warranty, Quitclaim, or Grant deed.
If ordering a deed as part of estate settlement, make a note as to who is receiving the property and indicate if the person is married or single. If the beneficiary receiving the property is married, we will prepare a deed giving it to them as their sole and separate property.
